In Northern Ontario only North Bay and Sudbury have development charges which are fees homebuilders incur to pay for services. But now in Sudbury, contractors are telling their city council the development charges could hinder future housing growth. One concern is some home-buyers will opt to build in areas like Sturgeon Falls and commute to work. A Sudbury developer now pays $15,000 in fees for single family homes but that could increase to about $17,000. In contrast, North Bay developers pay only a fraction of that amount to build new single family homes.
