A new 32,000 square foot rental housing project in North Bay is showing how factory-built construction can help builders and developers move housing projects forward much faster.
That from Royal Homes, which built the units in three months.
The Perut Place development includes four 8-plex buildings and adds 32 new rental units to the community.
Officials say production began in late June with the first modules delivered in mid-July.
Manufacturing, delivery and installation work was completed in September.
They say the next phase includes exterior completion, common areas and remaining site work, with keys expected to be delivered to residents by this December, representing seven months from ‘foundation to occupancy’.
The project was delivered in partnership with long-time local builder Bay Builders.
“Bay Builders has worked with Royal Homes for a long time, so we understand their commitment to quality and innovation, but this move into medium-density multiplexes could be a game changer for a market like North Bay, where demand is high but the supply side is quite constrained,” says Joe Rogers, President of Bay Builders.
Vic Fedeli, MPP for Nipissing, says projects like Perut Place show how innovation can help more homes be built faster.
“By combining advanced manufacturing with local expertise, Bay Builders and Royal Homes are creating much needed rental housing right here in North Bay,” he says.
Sid Kerrigan, President of Royal Homes, says their team is excited to play a lead role in fast-tracking housing supply across Ontario.
“Perut Place shows what is possible when local builders combine their land and resources with Royal Homes’ manufacturing expertise,” says Kerrigan.
